The Site & Context

Site Location

The site sits immediately next to Wembley Park Station, forming a key gateway to Wembley.

It forms part of Brent’s designated Growth Area, characterised by:

  • Tall buildings
  • A mix of residential, leisure and hotel use
  • Excellent public transport connections
  • Major event destinations including Wembley Stadium and the Arena

This location makes it suitable for higher density development.

  • Hotel entrance not clearly visible from the station

Landscape & Nature

The site borders a protected ecological corridor along the Wealdstone Brook.

This area is designated as a Site of Importance for Nature Conservation (SINC).

What We Are Proposing

  • Retaining the 10-metre ecological buffer along the brook
  • Protecting all trees within the SINC boundary
  • New planting across the site
  • Green roofs to support biodiversity
  • Sustainable drainage to manage rainwater
  • Delivering Biodiversity Net Gain – Biodiversity Net Gain means the site will provide more ecological value after development than it does today.

The proposals improve access to the brook and create greener, more welcoming spaces for residents and visitors.
